Famco Crown Repair: The Los Angeles Owner’s Guide

The crown is the concrete slab that caps everything above your roofline. On Famco chimney systems, it is built to shed water away from the flue opening, but Los Angeles sun and the occasional freeze-thaw cycle in the foothill neighborhoods do their work over fifteen or twenty years. Once the crown cracks, water gets behind it, rusts the mesh, and starts compromising the brick below. Which Famco Models This Applies To

Famco has produced several crown styles over the decades, and matching the right repair approach matters. The current Famco line uses poured concrete crowns in 24-inch, 30-inch, and 36-inch overhangs, with either single-flue or multi-flue configurations. Older Famco systems, common in Los Angeles homes built from the late 1970s through the 1990s, sometimes shipped with sloped wash crowns that were thinner at the edges. Those are the ones we see failing first in neighborhoods like Mount Washington and Highland Park, where the afternoon sun beats down and thermal cycling is hardest on thin material.

To identify your Famco crown, look for a stamped model number on the metal flue cap or a cast date in the concrete itself, usually near the edge. If you cannot find either, measure the crown overhang from the outside edge of the brick to the drip edge. A 24-inch overhang with a single flue takes a different form and reinforcement mesh than a 36-inch multi-flue. One compatibility gotcha: Famco switched from galvanized mesh to stainless in their crowns around 2003. If your home was built before that and you are seeing rust stains down the chimney face, you almost certainly have the galvanized version, and a surface patch without mesh replacement will fail again within two years. We check this during our Level-2 camera inspection before quoting any crown work.

Signs Your Famco Crown Repair Is Failing

• Hairline cracks spreading across the crown surface. These start as thin as a pencil line but widen each season as water freezes in them overnight, especially in the cooler canyon neighborhoods like Laurel Canyon and Topanga where temperatures drop below 40 degrees more often than the basin.
• Chunks of concrete missing from the crown edge. Called spalling, this happens when water gets behind the surface, freezes, and pops off pieces of the crown. Once the edge is compromised, water runs straight down into the chimney structure instead of away from it.
• Rust stains on the brick or stucco below the crown. This means water has already gotten through and is corroding the interior mesh or the flue liner support. On pre-2003 Famco systems with galvanized mesh, this is the warning that full replacement is coming, not just a patch.
• Water in the firebox after rain, even with the damper closed. A sound crown and cap should keep the flue dry. If you are mopping out the firebox, the crown is no longer doing its job, and the flue liner may already be taking damage.
• White powder or efflorescence on exterior brick below the crown. This is mineral salt left behind as water evaporates out of the masonry. It means water is moving through the chimney structure regularly, and the crown is the most likely entry point.

DIY or Call Us?

There is a safe middle ground here, and then there is where DIY goes wrong. You can check for crown cracks from the ground with binoculars, and you can look for rust stains or efflorescence on the brickwork yourself. That much is useful information to share when you call.

But crown work means working at roofline height on a surface that may already be structurally compromised. The concrete is heavy, the forms must be built to shed water at the correct slope, and the mesh must be tied into the brick properly or the new crown will separate within a season.
